We at Akuro are very proud to be part of one of Gothenburg's most ambitious development projects – Hufvudstaden's Kvarteret Johanna. Akuro has been entrusted with helping to lead and coordinate the important work of the tenant adaptations in this historic block.
The work is being carried out in close collaboration with the property owner, Hufvudstaden, and the design-and-build contractor, NCC. We began our assignment last spring, and tenants will move in on a rolling basis from the start of 2026. Kvarteret Johanna comprises five properties, including 'Brända tomten' (the burnt plot), which has stood empty since the fire in 2005. Once the refurbishment and new construction are complete, the block will house a full 44,000 sqm of gross floor area (GFA), around half of which will be entirely new-build space.
The property is to be certified to BREEAM. The meeting of old and new places high demands on both technical expertise and an understanding of the whole.In Phase 3, where the project currently stands, we are focusing on taking the property from shell to substance by creating functional, attractive and sustainable working environments tailored to each tenant's unique needs. This involves close dialogue with the property owner, the tenants and the contractor, as well as significant responsibility for keeping budget, schedule, functionality and quality aligned.
Construction is also taking place in a highly complex urban setting next to Brunnsparken, one of Gothenburg's busiest public transport hubs.
